Design · The Atelier method

From the brief
to the booking.

Six steps. Three engagement tiers. One studio that designs short-term rentals the way operators wish more designers did, for the photograph, the review, and the rate. (For the brand layer, see Branding.)

The studio method

Design that performs, not just photographs.

Yellowwood Atelier is not a design firm that drops moodboards and walks away. We are a short-term rental design studio run by operators, which means every phase of our process exists for one reason: the property has to perform once a guest checks in.

The six steps below are the full Atelier method. Most clients commission the entire arc. A few want only the front half. A handful operate at portfolio scale and become long-term partners. Three engagement tiers, scoped below, address each of those clients.

01
Phase one

Strategic Direction

Before a single fabric, the math.

Yellowwood Atelier opens every engagement with strategy, not aesthetics. We study your market, your competing listings, your guest profile, and your numbers. We model what your ADR could be at a higher tier, what occupancy looks like once design and reviews compound, and what forced appreciation the project will produce on a five-year hold.

Every design decision that follows traces back to the strategy document. The towels, the art, the breakfast: each chosen because it answers a measurable question.

What's included

  • Comp-set audit of 15–25 competing listings
  • Guest persona & trip-archetype mapping
  • Target ADR & occupancy modeling
  • Forced-appreciation projection (5-year)
  • Positioning brief & design brief
  • Budget envelope (design + FF&E + contingency)
Deliverable The Yellowwood Atelier Strategic Direction document, a 30–45 page brief that becomes the contract every later phase reports to.
02
Phase two

Editorial Interior Design

The room is the marketing.

This is the design work: refined, photogenic, magazine-quality. Yellowwood Atelier draws floor plans, builds schemes, and specifies every furniture, fixture, and finish to a level most STR designers don't approach. Cushion weight. Linen GSM. The light at sunset through the west window. The texture of the towels.

Editorial does not mean precious. It means considered. The interior is engineered to photograph well, hold up to volume use, and read as a property no one else on the platform is offering.

What's included

  • Concept & mood direction
  • Space plans & furniture layouts
  • Color, material & finish palette
  • Lighting plan & fixture spec
  • Full FF&E specification & sourcing
  • Custom & vintage piece curation
  • Procurement & vendor management
  • Three rounds of revision
Deliverable A complete design package with documented schemes, full FF&E spec, procurement underway, and an installation calendar.
03
Phase three

Virtual Design Direction &
Self-Install Package

A design isn't done at the moodboard.

The most expensive moment in a short-term rental project is the gap between a finished interior and a finished listing. This is the phase most firms either skip or mail in. Yellowwood Atelier delivers a complete remote design package — a room-by-room staging book, sourcing spec, photography brief, and video walkthroughs — so your team or a local installer executes the launch without us on the ground. Every choice specified. Nothing guessed.

Included
Self-Install Package

Yellowwood Atelier hands over a staging book detailed enough that a competent contractor or styling team can execute the shoot without us. We review your photography on submission and approve before the listing goes live.

  • Detailed staging book (room-by-room, photo-referenced)
  • Install plan & sequencing schedule
  • Bed-make & styling spec sheet
  • Photographer brief & shot list
  • Video walkthroughs for the install team
  • Photo review & approval before launch
See ROI-justified ranges →
Deliverable A photo-ready property and a launch image library structured for Airbnb / Vrbo / direct — executed by your team, directed by Yellowwood Atelier.
04
Phase four

Hospitality Details

Where most firms stop.

The five-star review almost never mentions the sectional. It mentions the welcome basket, the playlist on arrival, the cinnamon scent at check-in, the in-property guidebook with the right coffee shop circled. Yellowwood Atelier is operator-run, and we know that the things guests photograph and post about are rarely the things on the floor plan.

This is the layer that separates a property from a stay. We curate it.

What's included

  • Welcome basket & arrival ritual design
  • Scent profile (candle, diffuser, linen mist)
  • Playlist curation by mood & daypart
  • Bath products & consumable specification
  • In-property guidebook (printed + digital)
  • Local pairing list (food, wine, nature, art)
  • Signage, tags & printed materials
Deliverable A complete hospitality kit with sourcing, restock standards, and a documented guest-arrival sequence.
05
Phase five

Launch & Marketing Package

A go-live program, not a press release.

A finished property and a fully booked property are different things. Yellowwood Atelier closes that gap with a launch package: editorial listing copy, OTA optimization, launch-day social, press and creator outreach, and a 30-day pricing strategy that protects ADR while building review velocity.

The first thirty days of a short-term rental's life on the platform set its trajectory. We engineer that thirty days deliberately.

What's included

  • Editorial listing copy (Airbnb / Vrbo / direct)
  • Photo & image SEO optimization
  • OTA listing build & algorithm priming
  • Launch-day Instagram + Pinterest content
  • Press & creator outreach short list
  • 30-day pricing & promotion strategy
  • Review-acceleration playbook
Deliverable A live, optimized, market-priced listing with a 30-day operating runway and the first guest checking in.
06
Phase six

Operations Handoff

From design to performance, without a seam.

The short-term rental we just designed is now a property that has to perform every night. Yellowwood Atelier hands the project off, to our sister brand Yellowwood Properties or to your selected operator, with the documentation, vendor relationships, and operating standards needed to keep the design intact for years, not months.

Most design projects degrade. Ours don't, because the handoff is treated as a phase, not an afterthought.

What's included

  • Operating manual (room-by-room)
  • Vendor & replacement-source list
  • Restock standards & consumable cycles
  • Cleaning & turnover protocol
  • Damage & refresh schedule (12 / 24 / 36 mo)
  • Host or operator onboarding (live session)
  • 90-day post-launch design check-in
Deliverable A property the operator can run without calling us, and a design that holds up at the 5-year photograph as well as on opening night.

About the studio & the work

Questions before you apply.

How much does Yellowwood Atelier cost?
Yellowwood Atelier engagements are scoped per project across three tiers: The Studio Brief, The Atelier Engagement, and The Yellowwood Portfolio. Investment ranges and the ROI math behind them live on the Investment page, alongside FF&E pricing and a return-on-investment estimator.
Do you charge for the discovery call?
No. Application is free, and a discovery call follows acceptance. Yellowwood Atelier responds to every applicant within five business days regardless of fit.
Can I hire Yellowwood Atelier for just one phase?
Yes. That's The Studio Brief. It covers Strategic Direction and Editorial Interior Design only. It's designed for owners with a trusted general contractor and an existing operations team who want Yellowwood Atelier's design eye without the full hospitality and launch package.
Does Yellowwood Atelier travel on-site for install?
Not currently. Yellowwood Atelier delivers a complete virtual design direction package — a room-by-room staging book, sourcing spec, install plan, photographer brief, and video walkthroughs — that your team or a local installer executes. The studio reviews your photography on submission and approves before launch. On-site install returns as a signature option in a future season.
Where does Yellowwood Atelier work?
Yellowwood Atelier is U.S.-based and works across the country, with a concentration in markets where short-term rental demand and editorial design intersect: mountain towns, coastal regions, design-forward cities. International projects are considered case-by-case.
How long does an Atelier Engagement take?
Sixteen to twenty weeks from signed brief to first guest. The variable is procurement lead times; everything else moves on a fixed studio cadence. Larger or custom-build projects extend the timeline; renovations of existing properties tend to be faster.
Do I have to use Yellowwood Properties for management?
No. Yellowwood Properties is our preferred operations handoff because the two studios are designed to work together, but Yellowwood Atelier delivers a complete operations manual and onboarding to whichever operator you choose.
